Requirements for Safety Switches

Queensland law requires all rental properties to have at least one safety switch to protect all power circuits in the property.

Safety switches can fail if they remain inactive for long periods of time. Regular inspection and maintenance is required to ensure correct operation.

The landlord is legally responsible for the safety of the tenant occupying their property, that is why it recommended to have a technician from SAFE Property Services test it whilst they are checking the smoke alarms.

It is recommended that the inbuilt test button for safety switches be used within the range of 3 to 6 months and as per manufacturers specifications.

Installing a safety switch on all circuits is recommended even if they are not for power points.

Rental Properties in Queensland

Under Queensland law, domestic rental property owners are required to install a safety switch in their rental property.

The purpose of this regulation is to ensure that occupants of every rental property is protected from electric shock.

Take note that only licensed electricians are allowed to install the safety switch to your property.

Penalties for Non-Compliance

All rental property owners in Queensland are duty-bound by the legislation to install at least one safety switch in every property.

A fine of up to $1,500 will be sanctioned for non-compliance. A notice to comply with the safety regulations will also be given.
